Public sector estate owners are facing challenging times. The energy crisis, cross-sector labour shortages, ambitious Net Zero targets and the changing environment are resulting in rising operational costs and tightened profit margins. Customers are seeking innovation and technology to help them modernise, achieve value for money and drive efficiencies across their building portfolio.

At a glance

  • Amey developed Technology Hub with global leader in real estate software, MRI Software, to improve building management in workplaces.
  • Technology Hub generates insights and proposals that increase workplace efficiency, reduce costs and positively impact the environment.
  • By creating a new and advanced technology that is simple to use, Amey can empower our clients to conveniently undertake audits and build virtual walk-throughs of properties across an estate, helping to prioritise backlogs in maintenance and drive improved estate management.
  • The technology also suggests solutions, such as remodelling office layouts to better meet customer or business needs. Artificial Intelligence (AI) can then be used to process data and provide an effective solution for the client.
  • Trials of Technology Hub across Amey’s property portfolio demonstrated its advantages in providing cost-saving solutions that support the journey to Net Zero.

In recognition of this, Amey has partnered with MRI Software, a leading provider of innovative real estate software applications, and hosted solutions to develop Technology Hub, a ‘first of its kind’ building management platform. This innovative approach to building maintenance aims to revolutionise estate management by integrating MRI Evolution Computer-Aided Facilities Management (CAFM) with complementary MRI products such as MRI Energy Management and OnLocation Footfall Analytics.

Technology Hub offers an open and connected system which, integrated with multiple building management platforms, enables users to manage reactive maintenance tasks, optimise energy consumption, and improve building operations. The platform enhances workplace environments by providing insights into desk occupancy, air quality, and room temperature, ultimately delivering a healthier and more efficient workplace for clients.

Driving innovation across the public estate through technical integration

Driving innovation across the public estate through technical integration

Innovation and technology are key to the government’s plans to transform and modernise the public estate. The government’s Digital, Data and Technology Playbook recognised technology will be at the forefront of transforming public services for the better.

However, the quality of data across the public sector’s buildings is still in its infancy. A 2022 review by the Public Accounts Committee noted that outdated technology and a lack of understanding of post-pandemic office use needs to be addressed in order to transform its property portfolio.

This understanding of buildings and their use, in addition to the drive to reach Net Zero by 2050, require solutions that help drive efficiencies, achieve value for money, reduce carbon, and improve the overall workplace experience.

As a platform for asset management and decarbonisation, Technology Hub has been developed as a solution to the ongoing challenges faced by those working in estates and facilities management (FM) and to help building users get the most from their workplace.

Technology Hub integrates a suite of MRI Software products to create an intuitive user experience which can inform strategic decision-making, reduce whole-life cost, and enhance the workplace experience. With MRI Evolution advanced CAFM sitting at its heart, the system integrates multiple asset and energy management platforms, allowing an end-to-end overview of estate performance and visibility of the workplace experience through user-friendly customer interfaces.

In addition to providing a seamless total facilities management portal, Technology Hub also allows users to better understand and manage energy consumption and carbon footprint, spend, and building operations using key data and insights. It also provides FM teams with the ability to optimise building occupancy, air quality and room temperature, resulting in a healthier and more productive environment for building users.

Technology Hub acts as a single repository for all client asset information, maintaining a near-live record of performance and compliance, and allowing the delivery of FM, energy services and project management via an integrated suite of complementary products, including MRI eSight Energy Management and OnLocation Occupancy Analytics, to digitalise all aspects of estate management.

Technology Hub is a data and technology driven solution

Delivering data-driven solutions to complex problems

Technology Hub is a data and technology driven solution which aims to tackle the complex challenges faced by estate management.

Amey has started installing this innovative technology across several key sites, including our London head office, where teams have utilised the OnLocation Occupancy Analytics to create a detailed picture of building occupancy and capacity.

If used in isolation, this provides useful data on footfall and desk occupancy. However, when combined with data on power and utilities usage, indoor air quality and temperature, cleaning and maintenance costs, waste volumes and other data gathered by Internet of Things (IoT) sensors, Technology Hub can be revolutionised to help create a truly smart office environment.

By leveraging the power of this technology, it can inform decision-making to drive efficiency and productivity of assets and reduce cost and environmental impacts.

Technology Hub is delivering the future of the built environment

Transforming estates management

Technology Hub has the power to transform total facilities management and support full lifecycle asset management that not only collects important data but presents it in a simple, user-friendly platform.

The platform can improve the workplace experience for building users, which is instrumental in enhancing staff wellbeing, productivity, and business recruitment and retention rates.

Technology Hub also allows clients to access detailed asset data, including information imported from sources such as IoT sensors, drone surveys, or the creation of 3D digital twins, to produce long-term replacement plans and subsequently optimise client capital budget.

By integrating new technology and harnessing the expertise of Amey’s FM and Consulting businesses, Technology Hub is delivering the future of the built environment.

Amey’s unique understanding of and collaboration with public sector organisations is revolutionising the way the public estate is managed, interpreting data in a way that maximises the capital of the client, their revenue budget, and supports the journey to Net Zero.
